Where the work comes from

Ivan is an active member of USModernist and the Frank Lloyd Wright Foundation. American modernism — clarity of plan, honest materials, rooms that work before they impress — is the tradition his residential work comes from.

How a residential project moves

  1. Vision

Understanding the client: lifestyle, needs, aesthetic, site, budget and goals.

  2. Design

The shape of the home: site strategy, floor plans, space planning, exterior concept, mass and proportion, and indoor-outdoor relationships.

  3. Interiors

How the home is experienced: kitchens, bathrooms, millwork, lighting concept, materials, furniture, art and styling.

  4. Realization

Bringing it together: design documentation, coordination with the licensed engineers and other professionals you contract directly when the project requires them, and builder coordination.

  5. Optional, on request: coordination of procurement, installation and final styling. Arranged separately and quoted for the project, with no markup on purchases, and subject to team availability.

Residential plans and pricing

Every plan scales to your project — a bathroom, a kitchen, a full renovation or a new home. For new homes and full renovations, the design includes the exterior. Fees are quoted by area and scope.

AGI reviews its plans and fees periodically. When a new tool makes it possible to deliver more within the same scope, the plan is updated rather than left as it was.

Fast Track — from $900

Design validation. A floor plan and one conceptual render — interior or exterior, your choice — to validate the spatial layout and design direction before committing to a full design engagement. Not intended for construction.

Timeline: From 2 weeks

Concept — from $2,000

Design direction and materials intent, for projects where your own contractor or licensed professionals will develop the technical documentation needed for permitting and construction. AGI delivers the floor plan, elevations, key renders, materials direction and a preliminary furnishings list at a conceptual level. Partitions have general dimensions; the ceiling and lighting layout is not resolved, and appliance coordination is not developed.

Timeline: From 4 weeks

Total Design — from $5,000

For a project that will be built. The full design package plus the technical design documentation your licensed professionals use as the basis for the documents they prepare and seal: dimensioned partitions and wall types, reflected ceiling plan with functional and decorative lighting resolved, kitchen layout with appliance coordination notes, moodboards and materials guide for the key spaces defined in your project agreement, furnishings schedule, and coordination with the engineers and other licensed professionals you contract directly. The set is developed so those professionals receive resolved design decisions rather than open questions.

Timeline: From 6 weeks

Where permitting requires sealed drawings, you contract those licensed professionals directly. AGI coordinates for a separate hourly fee, with no markup.

Every project starts with the right plan.

How permitting works on a residential project

Floating stair with indoor planter and natural light — render

AGI Design Studio produces design documentation. Permitting requirements vary by jurisdiction and by the scope of the work. Where a permit requires signed and sealed drawings, those are produced by professionals licensed in the project jurisdiction, whom you contract directly. AGI coordinates their work against the design for a separate hourly coordination fee, with no markup on third-party services.

Building from abroad

Ivan works with owners who are not based in the United States. Beyond design, he can point you toward the professionals you'll need locally — permit expediters, contractors and suppliers. That support is arranged separately from the design agreement and billed separately. Ask about it on the call.

Frequent questions

Does AGI design the exterior of the house too?

Yes. For single-family and two-family homes, AGI Design Studio provides full design — exterior and interiors, under one contract.

Do I need an architect for my home?

It depends on the project and the jurisdiction. When permitting requires drawings sealed by a licensed architect or engineer, you contract that professional directly, and AGI coordinates their work against the design.

Who handles permitting for a home?

AGI Design Studio produces design documentation. Permitting requirements vary by jurisdiction and by the scope of the work. Where a permit requires signed and sealed drawings, those are produced by professionals licensed in the project jurisdiction, whom you contract directly, and AGI coordinates their work for a separate hourly fee, with no markup.

Do you work with my builder, or can you recommend one?

Yes to both. AGI Design Studio works with the builder and team you already have. If you don't have a builder yet, Ivan can point you toward builders he has worked with. You contract them directly.

What if I already have plans from someone else?

AGI reviews the drawings and information you have and recommends the best way to move the project forward — developing the existing design or starting a new one. Using another designer's drawings may require their authorization.

What do I receive at the end?

You receive the deliverables included in the plan you choose. Each plan's deliverables are listed on this page, under Residential plans and pricing.

See plans

Can I make changes after the design is approved?

Yes. Changes after approval are billed as additional work and extend the schedule. The cost and time depend on the scope of the change.

How long does the design take?

Timelines depend on the plan and the size of the project. As a reference, Fast Track takes from 2 weeks, Concept from 4 weeks and Total Design from 6 weeks, counted from the signed agreement and receipt of the project information, and excluding client review time. Larger projects and new homes take longer, based on area and scope.

What does "from" mean in your pricing?

Prices are starting fees. The final fee depends on square footage and project scope, and AGI provides a quote within 48 hours of the call.

Which states does AGI serve?

AGI Design Studio LLC serves clients in Texas and Florida. Projects outside those states are evaluated individually, based on the regulations of the state where the project is located.

Can we work in Spanish?

Yes. Ivan Clavijo works in Spanish and English throughout the design process, with clients based in the United States and abroad.
